Auction of Nearly 200 Texas Foreclosures

Pubished December 10th, 2008

Hudson & Marshall will auction nearly 200 bank-owned foreclosures in cities throughout Texas December 15th-21st. About 80 homes will be auctioned in Houston and another 65 in the Dallas/Fort Worth area.

According to the Mortgage Bankers Association’s latest delinquency survey, at the end of the third quarter of 2008, the delinquency rate for all outstanding loans on one to four unit residential properties was about 7%. The survey also estimates that the total number of homes entering foreclosure in 2008 will reach 2.2 million.

“Foreclosures are no longer perceived as distressed property because the collapse of the subprime mortgage sector flooded the real estate market with so many high-end foreclosures,” commented Dave Webb, Principal, Hudson & Marshall. “As a result, more owner occupant buyers are attending Hudson & Marshall auctions because they know they can find a great home to live in at a discounted price,” added Webb.

Successful auction bidders will be required to make a $2,500 deposit in the form of cash, cashier’s check or certified funds for each property which they are the winning bid. Homes are sold “as-is” and buyers should inspect homes prior to auction. Property may be viewed during the open house December 13th and December 14th from 1:00 p.m. - 3:00 p.m. or by contacting listing agents for an appointment. Property details and additional information may be found at www.hudsonandmarshall.com or by calling 866-539-4172.

Hudson & Marshall will auction the Texas homes on the following dates:

December 15th - McAllen (4 homes)

December 16th - San Antonio (21 homes)

December 17th - Austin (7 homes)

December 18th - Temple (5 homes); Waco (3 homes)

December 20th - Houston (80 homes)

December 21st - Dallas/Fort Worth (65 homes)

Prior to auction, buyers can purchase property online by visiting the website and clicking on the Bid-Now icon. Sellers typically respond to offers within 24 hours. This is a reserve auction, which means sellers have the right to accept, reject or counter any bid; however, in past auctions conducted by Hudson & Marshall, the majority of offers have been accepted.

Pubished December 9th, 2008

Inland Real Estate Auctions, Inc. has announced the successful sale of a 65-acre industrial development site in Seneca, Ill. During the recent auction, the property sold for $2.85 million, or nearly $44,000 per acre, around 60 percent higher than the minimum bid of $26,000 per acre. The property also sold for more than its last appraised value of $40,000 per acre.

The development site is adjacent to the approved 1,650-acre intermodal facility in Seneca, and located in a tax increment financing district in a high-growth corridor of Grundy County. The property was auctioned as part of a court-ordered partition sale.

Kennedy Wilson Auction Group, a division of the national real estate services and investment firm Kennedy Wilson, conducted an auction of 14 luxury residences located in lovely Escondido, a thriving urban environment, just 30 miles northeast of San Diego. The elegant 1 and 2-story, four and five-bedroom residences ranging from 2,900 to 4,049 square feet feature formal entry foyers, spacious family and living and dining rooms. Published reserves for these 14 properties ranged from $385,000 to $550,000 for houses that were previously priced from $825,000 to 1,199,000.

Potential bidders took advantage of this great luxury estate homes buying opportunity, which was held at the Marriott Del Mar Hotel in San Diego. Over 100 bidders attended the sale.

We are known for our published reserve auctions,” says Rhett Winchell, President of Kennedy Wilson Auction Group. “It creates a lot of interest because buyers know that the homes will sell at or above the reserve prices. Everyone is focused on these properties because everyone wants a deal. The seller was very pleased with the auction results, selling his entire inventory in one day. The rapid sale of the homes is a clear indication of the great demand for quality housing options in San Diego area, and also of the interest auctions are continuing to generate in today’s market,” continued Winchell.
