The elegant 1 and 2-story, four and five-bedroom residences ranging from 2,900 to 4,049 square feet feature formal entry foyers, spacious family and living and dining rooms. Published reserves for these 14 properties ranged from $385,000 to $550,000 for houses that were previously priced from $825,000 to 1,199,000.</p>
<p>Potential bidders took advantage of this great luxury estate homes buying opportunity, which was held at the Marriott Del Mar Hotel in San Diego. Over 100 bidders attended the sale.</p>

			<content:encoded><![CDATA[<p>Kimball International, Inc. has announced that it has completed the sale of all of the Company’s undeveloped land holdings and timberlands, a total of 27,196 acres located in Indiana and Kentucky. The auction sales totaled $50.605 million.</p>
<p>The Company confirmed that it reached an agreement to sell the nearly 12,000 acres in Union and Crittenden counties in western Kentucky, known as the “Sturgis” property for $24.583 million, after previously rejecting a high bid of $23.9 million submitted Saturday, November 8 during the live auction.</p>
<p>The November 8 auction, was the third and final event in a widely publicized three-day auction of Kimball timberland.</p>
<p>Kimball had retained Woltz &#038; Schrader Auctions to conduct the land sale. A series of three auctions were held November 6, 7 and 8. Small bidders dominated the first day’s auction held in French Lick, Indiana, resulting in the sale of 9,426 acres of southern Indiana land to 72 different buyers for a total sale of $15.780 million. The second day’s auction, held in Brandenburg, Kentucky, again saw wins by individuals and smaller buyers with 15 buyers purchasing 5,994 acres for a total of $10.243 million.</p>

<p>The multi-million dollar home will be auctioned Dec. 9. Other residential properties in the portfolio will be sold Dec. 10 and include a 2,600-square-foot, eighth-floor penthouse condominium in Lincolnwood, Ill. with panoramic views of downtown Chicago, originally priced at $429,900 and sold subject to a minimum bid of $235,000. A newly-built three-bedroom single-family home in west suburban Plano, originally priced at $193,000, will be sold with a minimum bid of $125,000.</p>

<p>At Zetabid&#8217;s auction in Southern California on Sept. 27-28, homes that went into contract were typically 25% to 40% below the retail price. More than 2,000 people participated in the auction, either online or in person at the Ontario Convention Center.</p>
<p>In recent months, falling home prices and rising inventory have prompted a reassessment of the best way for lenders to clear the market of unsold inventory. A recent report by Barclays Capital concluded that the faster lenders liquidate their bank-owned properties, the faster home prices will bottom out and stabilize.</p>
<p>&#8220;Despite the volatility in home prices, there are three very positive signs in the housing markets,&#8221; Bellack said. &#8220;First, the federal government&#8217;s bailout is starting to free up capital for lending. Second, financial institutions are recognizing that the most effective resolution to the problem is to liquidate properties rapidly, and not hold onto them. Third, home buyers &#8212; at least in California &#8212; are coming back into the market and are eager to buy houses at sharply lower prices.&#8221;</p>
<p>According to the California Association of Realtors, California home sales jumped 85% in August 2008 compared to a year ago. Although the prices were down, increased buying activity demonstrates that values have become appealing to consumers and investors.</p>
<p>&#8220;Consumers are realizing that now may be the right time to buy, and they are voting with their wallets,&#8221; Bellack said. &#8220;For lenders, auctions are proving to be a very effective way to establish fair market value and sell large volumes of properties quickly and efficiently.&#8221;</p>

			<content:encoded><![CDATA[<p>Hudson &#038; Marshall, America&#8217;s leading real estate owned (REO) auction firm, will auction over 130 homes in cities throughout Indiana on October 29th-November 1st. About 50 homes will be auctioned in Indianapolis on November 1st. Valued from $2,000 to over $200,000, all homes come with title insurance paid for by the sellers. According to Realtytrac(R), Indiana&#8217;s foreclosure rate ranked 10th in the nation during the month of August with one in every 522 households receiving a foreclosure filing.</p>
<p>&#8220;People used to think of foreclosure property as beat up homes but in today&#8217;s market flush with foreclosures of all kinds that perception has changed,&#8221; said Dave Webb, Principal, Hudson &#038; Marshall. &#8220;Savvy buyers realize that if they&#8217;re willing to hold onto these properties until the market rebounds, they&#8217;re getting a great deal,&#8221; added Webb.</p>
<p>Hudson &#038; Marshall will auction the Indiana homes on the following dates:</p>
<p>October 29th -Muncie (22 homes) and Fort Wayne (14 homes)</p>
<p>October 30th -Evansville (3 homes); Southbend (13 homes); and Merrillville (19 homes)</p>
<p>October 31st -Terre Haute (6 homes); and Kokomo (10 homes)</p>
<p>November 1st-Indianapolis (50 homes)</p>
<p>Buyers will be required to make a $2,500 deposit in the form of cash, cashier&#8217;s check or certified funds for each property for which they are the winning bidder. Homes are sold as-is and buyers should inspect property prior to auction. An open house is scheduled for Saturday, October 25th and Sunday, October 26th from 1:00pm-3:00pm. <p>Prior to the auction, buyers may purchase property online by visiting the company&#8217;s website and clicking on the Bid-Now icon. Sellers usually respond to offers within 24 hours. This is a reserve auction, which means sellers have the right to accept, reject or counter any bid. In past auctions conducted by Hudson &#038; Marshall, the majority of offers have been accepted.</p>
