I think that it should be an extremely "stimulating" price from the eager developer(s). First, it is not a land of huge area costing too much money; secondly, land in Kowloon Tong is precious; thirdly, the developer(s) wish(es) the price to be interpreted as an indicative "upgoing" price of the land/buildings in Hong Kong generally. Nevertheless, the expected last auction price only reflect the expected housing pices in Kowloon Tong only. Any good guess on the latest auction price?
